20–30 minutes. No charge. Tell me about the people, the budget and the ordinary Tuesday you want.
02A lender conversation
1–3 days. Pre-approval is usually free. Ask the lender for a written fee estimate and a payment you can live with.
03Our tour day
A half day to a full day. We drive the commute, check the street and visit a short list. Buyer representation fees are agreed in writing.
04The offer
Usually 1–3 days of negotiation. Earnest money is contract-specific; keep it separate from your moving budget.
05Inspection and decisions
Often 7–10 days under the contract. An illustrative inspection budget is $400–$650; specialist checks cost extra.
06The closing stretch
Often 30–45 days after agreement. Lender and title fees vary. Ask for the actual closing disclosure before signing.
07Your keys
Closing day, once the contract allows possession. We check the house together and make sure you know where the water shutoff is.
Good people at the same table.
Illustrative local partners. You choose your providers; there is no requirement to use these firms.
A few good questions.
Do I need pre-approval before we tour?
It helps you know the payment and makes an offer easier to evaluate. We can start with a call while you find the right lender.

Are your fees fixed?
No. Representation fees are negotiable and agreed in writing. Ask for the total and who is responsible for each cost before signing.
Does a Bella Vista home include lake access?
Not automatically. We check membership, POA rules, access rights and the specific property rather than assume a view includes access.
Can you tell me which school is best?
I can help you find district resources and verify boundaries. Your family decides what fits; we do not steer buyers based on school reputation or demographics.
Do you work with first-time buyers?
Yes. We leave room for questions and explain earnest money, contingencies and closing costs before the decisions arrive.
Is the valuation an appraisal?
No. It is a broker pricing opinion based on a visit and comparable properties. A licensed appraiser provides an appraisal.
